The Proposals

St Modwen’s proposals are for a mixed use, housing led urban extension for Newport that will contribute to the improvement of Newport’s ‘front door’ and the City’s fortunes, image and prospects.

The key elements of the proposals are as follows:

  • Provision for 4,000 new homes that could be phased over the next 20 years covering: a range of sizes and tenures, including affordable housing as well as homes for the retired and elderly, set in a series of new neighbourhoods and small hamlets, within walking distance of local facilities.
  • 100 acres of new employment space creating the opportunity to generate up to 6,000 new jobs.
  • Educational facilities – including two new primary schools.
  • A district centre including multi-purpose community facilities.
  • Shops, bars and restaurants to serve the new community.
  • A series of lakes, green corridors and park area – including planting of new trees and flora.
  • Public open space including sports fields and play areas.
  • A comprehensive network of cycle and footpaths as well as a bus link connecting the site to the City Centre and beyond.
